The City of Dana Point issues building permits for pools, spas, walls, patio covers and utilities. Hillside and bluff projects often need soils and structural engineering.
Coastal zone
Much of Dana Point is in the coastal zone. Projects there may need a coastal development permit or exemption, and bluff-top lots can have extra setback and drainage requirements.
HOA review
Monarch Beach, Niguel Shores and other association-governed communities have architectural rules. We coordinate HOA review with the city’s permit requirements and the sequence required for your property.
Fire hazard zones
Dana Point is served by the Orange County Fire Authority (OCFA). Lots near open space and canyons may be in a mapped fire hazard zone, which affects planting and materials.

Most of Dana Point is served by South Coast Water District, with some areas served by Moulton Niguel Water District.
Pool safety (statewide)
When a building permit is issued for a new pool or spa, or to remodel one, at a single-family home, California generally requires at least two qualifying drowning-prevention features. Some two-feature combinations are prohibited, and local rules can add requirements. A qualifying locking safety cover provides a statutory exception for a hot tub or spa.
