How do I start planning a pool and complete landscape project?
Start with your priorities for the property. We visit the site, discuss what is practical and prepare a complimentary scope of work and budget.
How we work
A plan drawn without a budget often turns into a beautiful design that costs far more than expected, followed by painful cuts. Our design-build process sets a detailed budget first, which reduces unforeseen change orders later.
01
We meet you at the property, learn your goals and evaluate the site: how you want to use the space, slopes, access, drainage, utilities, existing improvements and any HOA, city or county requirements.
02
From that visit, we prepare a detailed scope of work and budget for your project at no charge. You see what is included and what it will cost before any design work begins.
03
Once you approve the scope and budget, we enter into a signed design-build Home Improvement Contract, including the payment schedule, before design or HOA plans begin. Warranty terms are included in your project documents.
04
We create your plan with the approved budget in mind, in-house. Where needed we coordinate engineering, HOA submittals and permits, including coastal, fire and design review for properties that require them.
05
We meet with you to review the plan, make any changes and adjust the plan and budget together, so the design and the cost always match.
06
We build the project, pass the required inspections, walk you through how everything works and provide care and warranty information. About 8 weeks from permit issuance is a planning guide for a typical pool. Scope, access, weather, inspections and material availability affect timing; we set a schedule for your project.
Design, engineering, HOA review and permits come before construction and vary by property, jurisdiction and scope. We give you a schedule based on your actual project. Explore local planning considerations on our service area pages.

Before you begin
Start with your priorities for the property. We visit the site, discuss what is practical and prepare a complimentary scope of work and budget.
We visit your property, prepare a scope and budget, then begin design after the design-build contract is signed. We refine the plan with you before construction.
A budget established before design keeps the plan connected to construction costs and helps avoid expensive redesigns later.
