A workable plan for a demanding property

Difficult Sites & Challenging Access

A narrow side yard, steep slope or hard-to-reach backyard can change how an entire project is built. We assess access early and plan how equipment, materials and crews will reach the work, move through the site and complete each phase.

Construction on demanding sites

Hillside pool construction

Excavation, formed concrete and projecting reinforcement follow the hillside beside the home. Changes in level and the working space shape the construction sequence.

Two curtains of reinforcing steel define the pool walls within the hillside excavation. The reinforcement is coordinated with the project-specific structural design.

At this site, 50 feet of fill made the below-ground work a defining part of the project. We drilled 14 caissons, each 70 feet deep; the photo shows a reinforcing cage being lifted into position.

Project spotlight: 50 feet of fill, 14 caissons, 70 feet deep

On the project shown in the caisson photographs, the site sits on 50 feet of fill. We drilled 14 caissons, each 70 feet deep. The photos show the reinforcing cages and drilling equipment used for this work, including a cage being lifted into position. Equipment access, staging and handling the long reinforcing cages were part of the construction planning. For a homeowner, this is why site conditions need to be part of the scope and budget from the start.

Review access before choosing the approach

We consider entry widths, changes in level, staging space and the relationship between the work area and the home. Those observations help shape a realistic construction plan and budget.

Match the equipment to the site

The appropriate approach may involve compact equipment, staged deliveries, crane handling or other access arrangements. We review those options around the specific work and site conditions, rather than assuming conventional access is available.

Sequence the work around the constraints

Excavation, material delivery, structural work and finish installation need room at different times. Planning the order helps preserve necessary access as the project progresses and reduces conflicts between construction activities.

Connect access planning with the finished design

Access constraints are considered alongside drainage, retaining walls, pools and the landscape layout. Tell us what makes your property challenging during a complimentary site visit so we can develop the scope and next steps around the actual conditions.
